Dubai's Executive Council, chaired by Sheikh Hamdan bin Mohammed, Crown Prince of Dubai, has approved an AED18 billion package of projects centred on a full redesign of Al Khail Street, a corridor that runs through some of the city's busiest property districts.
A 15 kilometre corridor
Al Khail Street will become a 15 kilometre elevated route with three lanes each way, running parallel to Sheikh Zayed Road. The government expects it to cut peak hour travel time on Sheikh Zayed Road by 51 percent, add about 9,000 vehicles per hour of capacity, and serve around 2.6 million people. Construction runs from the third quarter of 2027 to the end of 2030, and the improved access reaches Al Barsha, Al Quoz, Business Bay and Meydan.
More than roads
The same session approved the Dubai Investor Register, a unified record of institutions and investors that supports the D33 agenda's target of AED650 billion in foreign direct investment by 2033. Dubai Population Now, a real time AI census, confirmed the emirate reached 4.58 million residents at the end of 2025, up 332,000 people, or 7.5 percent, in a year. A new address and signage identity will roll out across 186 areas by 2029.
For buyers and investors, commute time is a strong driver of demand, and this package gives the affected districts a concrete infrastructure timeline to weigh alongside population growth and pricing.
